SERVICES PROVIDED:
- Interior and exterior survey
- Preliminary sketches for layout changes to all floors
- Permit application process and CCU presentations
- Demolition and construction drawings
- Interior design with the clients
- Coordination of engineers and other participants
- Requesting quotes for specialized services and shop drawing review
- Work supervision and site visits
SCOPE OF WORK:
- Replacement of the original windows with an energy rated model approved by the CCU
- Addition of skylights and dormers requiring the integration of new structure to the basement
- Redesign of the ground floor to combine the kitchen, the dining room and the dinette and to add a guest bedroom with its private bathroom
- Opening of the kitchen and dining room onto the garden with large glass doors
- Reconfiguration of the 2nd floor and renovation of the bathrooms with low-flow fixtures
- Attic insulation from the inside and new ventilated roof structure on the outside
- General re-routing of the mechanical systems into the warm areas of the house
- Installation of a geothermic energy system to replace the old and costly oil/electric heating
MAIN CHALLENGE:
Maximizing the attic living space and adding two dormers and three skylights while improving the insulation and ventilation of the existing roof
